If you have hired a contractor to build a home for you, here are some tips which you may find helpful.

Take your future requirements into consideration

One of the best things about constructing a house instead of buying a pre-built property is that you can design it to meet you and your family's exact personal requirements.

However, when you and your contractor are drawing up the plans for your new home, it's important to take your future needs into consideration, as well as your current ones.

For example, if you have an aging relative who may end up living with you in a few years time, you might want to keep this possibility in mind during the design stage of the construction process.

In this situation, it might be a good idea to ask your contractor to install water pipes and electrical wiring in the garage of your new property so that it can easily be converted into a habitable granny flat if your relative eventually moves into your home.

Similarly, if any members of your household have a progressive illness which could restrict their mobility in the future, you might want to arrange for your contractor to install a bedroom and a bathroom downstairs. This will ensure that the affected household member can continue to live comfortably in the property, even if their mobility levels decline.

Pay attention to the surroundings

It is absolutely critical to ensure that you take the surrounding environment of the building plot into consideration when drawing up the house plans with your contractor.

This will enable you to design the building in such a way that any environmental annoyances are minimised, whilst any attractive or appealing elements are enhanced.

For example, if there's a spectacular view of the ocean from the south side of the plot, you might want to ask your contractor to install floor-to-ceiling windows in this part of the house so that you can enjoy these views.

Additionally, if the plot is located a few hundred metres away from a noisy train station and you are sensitive to loud sounds, you might want to install soundproofing materials in the exterior walls.

Similarly, if the plot is positioned close to a river that could potentially overflow if it rains heavily, you may need to have your contractor build the property on an elevated foundation to prevent the building from flooding during periods of wet weather.
